Per Seller's architect: it appears there is enough buildable space on the north end of the property to fit a decent size house. Please refer to the attached sketch. We have around 5000sf of buildable area if we use the 2730' elevation line as our erosion hazard setback limit. (this is a guestimate from RFC). Buyer may have the pad engineered by a civil engineer, and have a flow analysis completed in order to set scour and erosion limits, and will need to mitigate riparian area. With the rest of the site given up for NOS (natural open space), it would seem reasonable to establish the entire pad as buildable. We do have a 50' wash setback, and that is where I have shown a red conflict with the garage space. We have enough room to stay out of that setback. Regarding septic, Buyer can also place a septic system in the wash setback area, as well as in the riparian space. Buyer may have a scour depth analysis completed on the septic system. The 10' side and rear setbacks for septic seem to work.
